David Hodgins, MBA/MRED/LEED AP Executive Director
Dave Hodgins Bio
After three and a half years as Commercial Sector Project Development Manager with the Clinton Climate Initiative’s Energy Efficiency Building Retrofit Program, David founded Sustento Group, LLC, a consultancy offering strategic advisory services to public, private, and institutional clients interested in rolling out large-scale energy efficiency programs. David currently manages the Los Angeles Better Buildings Challenge and is working with Los Angeles County on the development of its Commercial PACE Financing Program.
David has been involved with the establishment of over 50 million square feet of resource efficiency projects on 6 continents. He is currently consulting with various government agencies to develop and implement financing programs that will accelerate the commercial efficiency retrofit market. David’s areas of expertise include resource efficiency retrofit finance, retrofit and retro-commissioning project development, portfolio strategy development, and environmental policy. David is a LEED Accredited Professional and member of both the USGBC Los Angeles Commercial Real Estate and Finance and EBOM sub-committees. David holds a Master’s of Business Administration and a Master’s of Real Estate Development, with an emphasis in sustainable development, from the University of Southern California.
For thirteen years Jeff has worked as an advisor, consultant, and broker in the commercial real estate sector. Jeff has advised some of the largest public and private landlords, family offices, investors, and developers on investments, redevelopment opportunities and building modernization strategies with their portfolio of properties.
In his current role as Director of the Los Angeles Better Buildings Challenge, he works with local commercial and multifamily property owners to identify and implement energy and water efficiency strategies that meet both their sustainability and financial goals. Jeff’s unique background in finance and sustainability allows him to effectively communicate goals across channels from the property owner to the facilities manager in order to move efficiency projects forward.
In addition to his role at the Los Angeles Better Buildings Challenge, Jeff is also Principal and Founder of Lineage Asset Advisors, a commercial real estate consulting and advisory firm that works with families to develop a transition plan with their commercial real estate assets. Jeff is a finance graduate of the University of Southern California and holds designations as a LEED Accredited Professional, a Certified Commercial Investment Member (CCIM), and a licensed California real estate broker. Jeff also serves as a board member of the Make-A-Wish Foundation and an active volunteer with many local philanthropies.
With over 20 years of experience in community development and affordable housing, John Perfitt is focused on LABBC’s multifamily initiatives and the LA Water and Energy Resource Center. An active real estate practitioner and an early advocate for sustainable development, John is also an adjunct professor at University of Southern California and is an active member and volunteer in his Los Angeles neighborhood. Mr. Perfitt has a driving desire to make Los Angeles apartment buildings more energy efficient, better to live in, and less costly to operate. A father of three, John is a Midwest/Michigan transplant turned Los Angeles booster who enjoys coaching youth sports, seeing live music, playing basketball, and picking his guitar or mandolin whenever possible.
Lester A. Rosenberg, PE
Technical Advisor – Construction
Lester A. Rosenberg Bio
Les Rosenberg has been active in the design and construction of projects for large commercial, institutional, and industrial clientele for more than 30 years, including both new buildings and remodel projects. His education and background bring unique engineering expertise and board-level familiarity to the team.
Les has designed engineering systems for more than 10 million square feet of projects, nation-wide. His utilities-planning experience includes establishing utility systems design standards for 4 foreign nations, and for more than 20 large central utilities plants and distribution systems nationwide. In addition, Les has developed master planning documents for the largest institutional, higher-education campus, and entertainment industries in the area.
He currently serves as the Co-Chairman of the Board of Directors Building Committee at Cedars Sinai Medical Center, overseeing an annual construction budget of approximately $100,000,000. He is also a member of the Board of Directors Finance Committee at Cedars Sinai. Les received a Bachelor of Science in Mechanical Engineering from the City University of New York.
Wayne D. Alldredge, LEED AP/CEM/CBC/PE Technical Advisor – Energy
Wayne D. Alldredge Bio
Wayne has more than 26 years of energy industry experience working for employers such as Johnson Controls, ABM, Equity Office, General Electric, GE, and as Principal of his own company, Improvement Facilitation, LLC. This experience has helped him lead a successful, multi-million dollar energy project for Intel, long term energy management program for University of Phoenix, several ASHRAE Audits for multiple clients, and an advance water recovery project for Intel that will save about 40 million gallons of fresh water annually.
Most recently, he was owner and Principal at Improvement Facilitation LLC, a LEED and Energy Efficiency Consulting Company and Energy Star® Partner. His responsibilities included analyzing energy use, performing LEED gap analysis, conducting ASHRAE Audits, creating energy conservation measures, providing conservation culture development and conducting continuous improvement training for clients such as General Electric, Equity Office Properties, Ochsner Healthcare, NBC-Universal, Delta Faucets and Toyota.
Maureen Erbeznik has been a driving leader of California’s water efficiency initiatives for the past 28 years.Through her direct experience Maureen brings to LABBC expertise in the application of water use efficiency technologies for plumbing, HVAC, landscape and irrigation, food service and reuse for both residential and commercial sites.
Maureen developed and launched numerous efficiency programs while working in her early career for the City of Santa Monica, DMC Services and Honeywell. In 2002, Maureen founded Maureen Erbeznik and Associates, Inc. as a certified women-owned water/energy efficiency consulting firm, specializing in program operational design and implementation as well as development of innovative marketing campaigns and strategies.
Throughout her career Maureen has designed, implemented and/or assessed over 40 major residential and commercial water and energy efficiency programs on behalf of her clients. Past and present clients include Metropolitan Water District of Southern California, LADWP, City of Santa Monica, City of Pasadena and others.
Renée Daigneault, MBA/LEED GA Program Operations Manager
Renée Daigneault Bio
Renee brings over twelve years of experience in operations, strategy, and communications at public, private, and nonprofit organizations. Renee currently serves as the Program Operations Manager for the Los Angeles Better Buildings Challenge, managing operations, and coordinating marketing and overseeing communications.
Renee’s past experience includes roles on the Los Angeles Mayor’s Operations Innovation Team, the South Bay Cities Council of Governments, and the U.S. Green Building Council – San Diego Chapter. Renee received her Masters in Business Administration from the University of San Diego and is a LEED Green Associate. She is an active volunteer for the Beach Cities Health District Livability Committee.
Dania supports the growth of the Better Buildings Challenge, conducting outreach to engage new partners and develop new efficiency projects. She brings to the team experience in program development, policy implementation, and data analysis across the public and private sector. Dania received her Master of Science in Natural Resources and Environment, with a focus on environmental education and policy, from the University of Michigan.
Hailyn is assisting in the development and preparation of essential groundwork for the next phase of the Los Angeles Better Buildings Challenge program. She is also responsible for generating and compiling reports to overview the Los Angeles Better Buildings Challenge processes and procedures. She plays a critical role in analyzing data and identifying inaccuracy of data for our Partners. Hailyn has experience as an Operations Associate for Verdical Group, and previous work experience as a business development analyst and construction management intern. She received her Bachelor of Arts in Economics from the University of California, Los Angeles.
